    Very few realty transactions take place here in India without black money nonsense. I have noticed that it's usually all white only among NRIs (who don't want trouble with the local tax authorities) and educated millennials.

    Been looking at laptops again, Lenovo Legion 5 pro sounds decent and apparently doesn't get as hot as Zephyrus?

    @upsurge say you are to recommend me 3 laptops in order that fits these:

    Day to day use
    Gaming
    Not getting insanely hot

    What would you recommend?

    Man it's pretty shit. I know the feeling because it's also fucked here. If I had the deposit I had now prior to COVID I'd be easy sailing. like 80k + 20 or 15k home owner's grant with like a 370-400k purchase price. Now you can't get shit for that and it's like 500k+.

    Day to Day use and Gaming without much heating issues:
    * Acer Aspire 7 with Ryzen 5 5500U, GTX 1650M GDDR6, 16 GB RAM in dual channel (I actually have this model).
    * Acer Swift X with Ryzen 5 5600U or Ryzen 7 5800U, RTX 3050 Mobile or 3050 Ti Mobile, 16 GB RAM in dual channel.
    * Acer Nitro 5 or 7 with Ryzen 5 5600H or Ryzen 7 5800H, RTX 3060 Mobile, 16 GB RAM in single or dual channel (depends on region).
    * HP Omen 15/16 with Ryzen 7 5800H or i7-11800H, choice of RTX 3050 Mobile all the way up to RTX 3070 Ti Mobile, 16 GB RAM, 1080p or 1440p display (depends on region and configuration).
    * Lenovo Ideapad Gaming 3 series or Legion 5 series with Ryzen 5 5600H or Ryzen 7 5800H, RTX 3050 Mobile or RTX 3060 Mobile (they don't offer the Ti versions in these series for some reason, or may be it's a regional thing).

    A cousin of the wife got himself an HP Omen, and he seems happy with it, especially with the audio. So I thought I'd recommend it as well. He usually doesn't buy gadgets just like that and definitely did his research before buying.

    The Lenovos are actually quite good, with decent audio and excellent keyboards. But I have heard of major issues with the HDD versions, so you will absolutely have to go for the NVMe SSD ones. They are also surprisingly bulky.

    I would advise staying away from the Dell G series in particular. They have good configurations for the price but their displays (which also come with PWM), audio, battery life, and build quality are shit.

    Yeah, first it was extra grants to help people get houses then everyone just put the houses up that extra bit. Then interstate buyers just started swamping and outbidding people because they were from much higher income areas. There should really be some sort of regulation in regards to this so the existing people in the area don't just get fucked out of it and outpriced because old mate earns 10x as much from a different state and can easily buy it. Whole thing is super triggering.

    I know how it feels.

    Old street where we were (just 1 km from where I am currently) has become dominated by wealthy Jains, Shettys, Reddys, and Marwaris. These people are wealthy businessmen and from out of Bangalore. What they do is come to an area, pool in their money, buy properties, and then drive property prices up to the point that locals can't afford to buy or rent residences there and are pushed out.

    Basavanagudi was one of the hearts of old Bangalore since the city's founding, and now locals can't afford to get properties here unless they are hyper-wealthy or inherited existing properties here from family members.

    It's fucked.

    There is this thing called "guidance value" here, which dictates the per square foot or per square metre value of sites (or built up area for buildings of various types). You're generally not supposed to buy/sell and register properties below that value in that area; and you can't pay for the properties in physical cash. i.e. the funds have to be transferred electronically. You can go above it, but anything over 1.5 fold generally attracts legal attention. What they do to get around this is to accept electronic payments for a little bit above the guidance value (so as not to attract suspicion) and ask for the rest in hard cash; and the cash i.e. black money portion is usually quite huge (ranging from 25% to 150% the property guidance value). Most property sales here take place in this shady manner.

    Example:
    A 25x40 (1000 square foot) site here has a guidance value of say . . . INR 10k per sq ft, which means INR 10 million guidance value for the whole site. But it'd actually go for double that, with say . . . INR 10 million in cheque or electronic transfer and the remaining INR 10 million in physical cash. But the site will be registered with the local sub-registrar office in the new owner's name for an on-paper valuation of only the guidance value of INR 10 million. The remaining 10 million will be unaccounted for in any books; it will only be in the oral agreement between the seller and buyer.

    The problem with this is that those communities I mentioned earlier can gather that cold hard cash, because anyone from those communities who buys property is likely a wealthy businessman or has family/community money backing them up. That's not the case for other local communities here, especially non-Brahmin Hindus and non-Gowda Vokkaligas.
